Our 150 step marketing plan has a proven track record of success. In 2016, our sellers received 96.3% of their asking price while the average agent earned their seller only 89.4%. On a home selling for $250,000, our clients earned $17,250 more than our competition.

Staging is the most critical part of the Presentation process. In 2016, staged homes sold on average, in half the time non-staged homes and for 6.3% of their asking price compared to non-staged homes. In today’s market, staging your home for sale is even more critical as buyers are previewing homes online and excluding ones that are not standouts.
After the listing agreement is signed, either myself or if qualified the sellers are offered a 1 hour home staging consultation with a professional home stager at our expense. The professional stager will provide written game plan to improve the presentation of your home and can even recommend vendors to complete the improvements quickly and cost-effectively.
Professional Quality Photography & Virtual Tours
According to the National Association of Realtors Survey or Buyers and Sellers, multiple listing photos and detailed listing description are the two most important items Buyers used when finding their next home. With thousands of homes for buyers to choose from, we want our listings to stand out by promoting them with professional quality taken photos.
Most listings are photographed by agents with cell phones and little experience in how to use equipment, the flash, lighting, etc. As a result, the pictures look terrible, feature more of the seller’s personal items than the home, and do more to hinder the selling process than hurt. Poorly photographed homes receive fewer showings in person but can have a high internet traffic count as buyers are rejecting that property at first glance.
On all of our listings, we utilize Virtual Tours as well to show off the layout of a home, provide perspective. Unfortunately, most sites that host virtual tours are not mobile optimized with responsive design and a result, no longer have the impact they once did as Buyers are searching for homes via their iPhone, iPad or Android device.
